How do I know if my attic is convertible?
The best indicators are a walk-up staircase (not a pull-down ladder), adequate roof pitch (at least 7 feet of headroom in the center), and structural floor joists rated for living space loads. Homes built by Ford Classic and SLC Homes in communities like Westhaven, SouthVale, and Berry Farms were specifically designed with walk-up attic conversion in mind. The fastest way to find out is our free in-home consultation — we’ll give you a clear answer in about 30 minutes.
How much does an attic conversion cost in Middle Tennessee?
Attic conversions in Middle Tennessee typically range from $50,000 to $130,000+. The main cost factors are the square footage of the space, finish level, whether a bathroom is included, and whether HVAC needs to be extended or a separate mini-split system added. We provide a detailed, fixed-price estimate after your free in-home consultation.
What is a walk-up attic?
A walk-up attic is accessed by a permanent staircase — not a pull-down attic ladder. Many homes in Franklin, TN communities built by Ford Classic Homes (SouthVale, Berry Farms, The Grove) and SLC Homes (Westhaven, Fairington) include walk-up attics that were designed by the builder for future conversion. If your home has one, you likely have 400–600 sq ft of prime conversion potential.
Do you pull permits for every project?
Yes — always. We pull all permits in our name through the City of Franklin, Metro Nashville, or Williamson County as applicable. TN Residential GC License #76500. Every project is fully licensed, permitted, and inspected. You never have to navigate building departments yourself.
How long does an attic conversion take?
A standard attic conversion takes 6–12 weeks from permit approval to completion, depending on scope. Projects that include a bathroom or custom features take longer. Additions and ADUs typically take 3–6 months. We give you a specific timeline in your written project proposal before any work begins.
What are the ADU rules in Franklin, TN?

Franklin adopted a new zoning ordinance effective January 1, 2025 that governs ADUs. ADUs are permitted in most residential zones subject to owner-occupancy requirements (Tennessee requires the owner to live in either the primary home or the ADU), setback limits, and maximum size restrictions. We verify your parcel’s specific eligibility as part of the free consultation — at no cost to you.
